Based on Australian Bureau of Statistics data — Total Value of Dwellings (mean price of residential dwellings, by state), the latest release being Q1 2026. Licensed CC BY 4.0; fetched from the ABS Data API on 3 Jul 2026. This is mean transacted value, so a quarter with more high-end sales can lift it (a compositional effect) — it is not a quality-controlled price index, and it is state/territory level, not capital-city or suburb. The ABS discontinued its capital-city price index in 2021. The optional share-market overlay uses month-end S&P/ASX 200 index levels (source: Yahoo Finance), rebased to the same start. It is the price index — capital movement only — which is a fair like-for-like with these capital-growth figures: neither side includes income (rent or dividends), so a full picture would add both.
